Hampton Beach’s North End Is Getting Its Corner Back

If you have driven North Beach in the last four years, you know the empty lot at 931 Ocean Blvd. It is where Cinnamon Rainbows Surf Co. and the North Beach Bar & Grille stood until a 2022 fire gutted them. The buildings came down last summer, and the corner has been a gap in the streetscape ever since. That is about to change. According to the Union Leader, the Hampton Planning Board just gave a rebuild a unanimous green light.

Here is what is going up: a four-story building, down from the five stories first proposed. Shops on the ground floor, a restaurant on the second with indoor and outdoor seating and an ocean-view terrace, and four residential units on the top two floors. The owners say those condos are for family, not short-term rentals. The detail I keep coming back to is the design. The architect shaped the whole building after a scallop shell, and carried that curve into the exterior fixtures.

Why it matters if you are anywhere near the north end: this corner is one of the first things people see coming into that stretch of the beach, and it has been sitting empty for years. A well-built anchor changes the feel of the blocks around it. The plan is built for the location too, elevated two feet against flooding, wrapped in hurricane glass, with porous pavers to handle stormwater. Parking stays where it always was, in the municipal lots, so nothing changes on that front.

None of this happens overnight, and a restaurant with a rooftop terrace is a long way from a demolished lot. But the approval is the hard part, and it is done. For anyone who owns near North Beach, or has been watching that end of Hampton, this is the kind of investment that tends to pull values with it.
