A weekly email from Rob LaBrecque

Market Pulse

What is actually getting built near you, what the closed sales actually say, and the local stories worth knowing about. Every Tuesday morning.

The development tracker, updated

Every housing project I am tracking through planning boards across Southern New Hampshire and the Merrimack Valley. Who filed, how many units, what the board actually decided, and what is still conditional. The status language stays honest: conditionally approved is not approved, and approved is not permitted. If a town has not posted an outcome yet, the tracker says so instead of guessing.

One market signal

A single finding pulled from more than 25,000 closed sales across Southern New Hampshire, the Merrimack Valley, and the North Shore. Not a national headline, not a rate forecast. Things like: at the same price, a New Hampshire house goes under contract in about a week while the Massachusetts version takes three. Or that the first two weeks on market decide more than the next two months do.

The local stories

A federal housing law and what it actually changes here. An income-restricted condo building opening applications in Lowell. A six-story building replacing a diner on Elm Street. The things you would mention to someone at work.

What you will not get

No interest rate predictions. No "now is a great time to buy." No daily email, and nothing automated pretending to be a personal note.

One email a week, on Tuesday. Unsubscribe whenever you want, and it will not cost you a follow-up call.

Get it Tuesday
