A $400,000 to $500,000 home in Londonderry doesn’t behave like a $400,000 to $500,000 condo in Beverly. This tool treats them differently because they are.

Southern NH

Single family homes in Southern NH are averaging $692,432 and moving fast, 19 days on market at 102.2% of list price, with 2,418 homes closed and 3,136 listed so far this year. The $1.75M–$2M and $400K–$500K bands are running hottest, with most sales finishing above asking. Condos are landing right at list price, 100.4% on average, and clearing in 28 days at $503,775. Buyers still have room to negotiate in the $100K–$200K and $1.25M–$1.5M ranges.

Merrimack Valley

In Merrimack Valley, single family homes are averaging $799,212, selling in 33 days at 102.6% of list price. 1,777 have closed against 2,298 listed year to date, and the $1.5M–$1.75M and $1.25M–$1.5M bands are running hottest. Buyers get the most room to negotiate under $400K and above $2M. Condos average $489,872, clear in 47 days at 100.2% of list price, and still leave buyers room to negotiate in the $100K–$200K range.

North Shore

North Shore single family homes are averaging $925,684 with a 36-day average market time. Pricing is closest to list in the $1M–$1.25M and $600K–$700K bands, but buyers still have real room under $400K and above $2M, where the rest of the market is closing within half a percent of ask. 1,469 have closed against 2,039 listed year to date. Condos average $574,891 at 48 days on market and 100.1% of list price, with the same buyer opening under $300K and seller strength in the $1.5M-and-up bands.
